Lambert Court is the ultimate year round escape. From a heated semi indoor pool with a barbecue area to an outdoor firepit and table tennis table, there is no shortage of entertainment here. Situated in a quiet cul de sac in Rosebud, opposite the Olympic Park Recreation Reserve, Lambert Court is the perfect setting for your next family getaway. The home features a central living area, a fully equipped kitchen and laundry, and an external entertainment area with table tennis and an outdoor firepit. Heating and cooling run throughout the property and in every bedroom, while a barbecue and external kitchen sit alongside the pool for effortless outdoor entertaining. Lambert Court offers three bedrooms and two bathrooms, including a main bathroom with a bathtub. The master bedroom features a king bed with ensuite, the second bedroom offers a king bed, and the third a double bed. A fourth bedroom, separate from the main house and accessed through the games room and garage, includes two single bunk beds and a single bed with a trundle underneath, suited to children aged eight and over for safety reasons. Guests are just minutes from the beach and local shops, with wifi and smart TVs throughout, and off street parking for up to three cars, including one garage space and two on the driveway. Pets are welcome on request.

Quiet hours: 22:00 to 07:00. Pets: Allowed (maximum 1). Smoking: Not allowed. Events: Not allowed. Suitable for: children and infants. Additional rules: To ensure a pleasant stay and maintain good relations with our neighbours and the local council, please adhere to the following: 1. Every group must sign a booking agreement provided by Peachy Properties. 2. A security deposit via credit card pre-authorisation is required for non-Airbnb bookings, released 7 days post-checkout. 3. Outdoor areas are off-limits after 10:30 PM, including decks, balconies. 4. No parties or unapproved gatherings allowed at any time. 5. Loud music or activities that disturb neighbours are prohibited at all times; the property has Noise Alarms. 6. No "schoolies, bucks or hens' bookings. Please adhere to this policy. 7. No bookings from groups under the age of 28. 8. Smoking is prohibited both inside and outside the property. 9. Only the number of guests specified in your booking can be on the property, with a strict maximum of 10 guests unless prior approval is obtained. 10. Parking is only permitted in designated areas on the property; no street or nature strip parking - There is space for 3-cars in the garage and two in the driveway. Guest Limit Policy: The maximum number of guests allowed on the property at any time—day or night—must not exceed the number stated on the listing. Due to strict insurance requirements, additional visitors beyond the booked guests are not permitted. Therefore, any breach of any rules may result in immediate eviction and enforcement of penalties. For non-airbnb bookings a security bond hold is charged 3 days before booking and released 7 days post. The bond is $750.
