For AI agents
Staylonger lists fully furnished homes for stays of 30 nights or more across Australia, with weekly and monthly pricing shown up front. This page is for agents and the people building them: how to search and price stays by API, what the site publishes for machines, and the rules that apply. Everything here is read-only. Bookings are made on the website by the guest.
MCP connector
A remote Model Context Protocol server at https://staylonger.com.au/mcp. Streamable HTTP, POST only, no authentication, no sessions: every request stands alone. It serves the 2026-07-28 protocol revision and still answers the 2025-era initialize handshake, so any current client connects.
In Claude, open Settings, then Connectors, choose Add custom connector, paste the URL and leave authentication off. In Claude Code, run claude mcp add --transport http staylonger https://staylonger.com.au/mcp. Other clients take the same URL as a Streamable HTTP server.
From a terminal, the handshake and a search:
curl -s https://staylonger.com.au/mcp \
-H 'content-type: application/json' \
-H 'accept: application/json, text/event-stream' \
-d '{"jsonrpc":"2.0","id":1,"method":"initialize","params":{"protocolVersion":"2025-11-25","capabilities":{},"clientInfo":{"name":"my-agent","version":"1"}}}'curl -s https://staylonger.com.au/mcp \
-H 'content-type: application/json' \
-H 'accept: application/json, text/event-stream' \
-d '{"jsonrpc":"2.0","id":2,"method":"tools/call","params":{"name":"search_properties","arguments":{"location":"South Yarra","guests":2,"checkIn":"2027-02-01","checkOut":"2027-03-03"}}}'A legacy-era response streams as a single server-sent message event; a 2026-07-28 request gets a JSON body. Tool results are JSON in a text content block. A problem the agent can act on, such as a place that does not resolve, comes back as a tool error rather than a protocol error.
Tools
Read-only tools for finding furnished extended-stay rentals (30 nights or more) across Australia on Staylonger. Resolve a place with search_locations when a name is ambiguous, search with search_properties, then use the property id from the results with get_property_details, check_property_availability and get_property_quote. Every result links to the property page; bookings are made there, not through these tools.
| Tool | What it does |
|---|---|
| search_properties | Search Staylonger extended-stay rental properties in Australia by location, dates, guest count and bedrooms. Returns up to 10 matching listings with pricing, the property id for the other tools, and a link to each property page. |
| search_locations | Look up Australian suburbs, cities or postcodes by free-text query. Use this to confirm a location name before searching properties. |
| get_property_details | Get full details for a Staylonger property by id: description, bedrooms/bathrooms, guest capacity, price, amenities, reviews and the property page URL. |
| check_property_availability | Check which days of a month are available to book for a Staylonger property, with the nightly price and minimum stay on each. Defaults to the current month. |
| get_property_quote | Get a priced quote for a Staylonger property for a specific date range and guest count, with a link to book those dates. |
Every tool is read-only and idempotent, and says so in its annotations. Dates are YYYY-MM-DD. Search returns at most ten listings around a metro-scale radius of the place given; narrow by dates, guests and bedrooms rather than paging. Each listing carries its property page URL and the id the other tools take. A quote carries a link that opens the booking step with the property, dates and guests already filled in.
In-page tools (WebMCP)
An agent driving a browser gets the same tools on the pages themselves through WebMCP, registered with navigator.modelContext. The site-wide tools are on every page; the property tools appear on a property page and describe the property on screen, so they take no id.
| Tool | What it does |
|---|---|
| search_properties | Find extended-stay rentals by location, dates, guests and bedrooms. |
| search_locations | Resolve a free-text place name to an Australian suburb, city or postcode. |
| get_property_details | Full details of the property currently on screen. |
| check_property_availability | Which days of a month the property on screen can be booked. |
| get_property_quote | Priced quote for the property on screen, for a date range and guest count. |
| open_stay_search | Open the search results page for a place, dates and guest count. Declarative: the browser builds it from the search form. |
Content for agents
What the site publishes for machines, each at a stable URL on this origin.
- llms.txt
/llms.txt. The concise site index: what Staylonger is, the URL grammar, the main pages and every location hub with its listing count. - llms-full.txt
/llms-full.txt. The full content digest: every page title and description, both FAQ sets verbatim, the legal and guide outlines, and the whole hub tree. - MCP server
/mcp. The remote Model Context Protocol endpoint described below. A GET returns a JSON hint on how to connect. - ARD manifest
/.well-known/ard.json. Agentic Resource Discovery manifest listing the in-page WebMCP tools and the MCP endpoint, with representative queries. - Sitemap index
/sitemap.xml. Fans out to the pages sitemap (static pages and every location hub) and the property sitemap (the canonical URL of every listed property). - robots.txt
/robots.txt. Crawl rules. The MCP endpoint and the API are disallowed to crawlers because they are not pages; agents call them directly.
URL conventions
Listings are browsed through location hubs built from each property's geocoded address. Link to these, not to search result URLs.
| Pattern | Meaning |
|---|---|
| /{state} | State hub, for example /vic. Lists the cities with stock. |
| /{state}/{city} | City hub, for example /vic/melbourne. Lists suburbs and listings. |
| /{state}/{city}/{suburb} | Suburb hub, for example /vic/melbourne/south-yarra. |
| /{state}/{city}/{suburb}/{id} | A property page. The id is the one the tools return. /property/{id} also resolves but redirects here. |
| ?checkin=&checkout=&adults=&children= | A stay, on a property page or /search. Dates are YYYY-MM-DD; checkin with nights works in place of checkout. guests, checkIn/checkOut and check_in/check_out are also accepted, and redirects keep them. |
Limits and rules
- Stays are 30 nights or more. Prices are shown weekly and monthly; a quote is the authoritative total for a stay.
- The connector runs at most 8 tool calls at once. Past that it answers 503 with a Retry-After header; wait and retry rather than fanning out.
- Bookings, guest sign-in and cancellation are not available to agents. Hand the guest the booking link from a quote.
- Ava, the on-site AI property finder, is not reachable by agents.
- Prices and availability are live data; do not cache a quote beyond the conversation it was fetched for. The tool list may be cached for an hour.
- Attribute listings to Staylonger and link to the property page. The platform is operated by Staylonger Pty Ltd; see the terms and privacy policy.
