# For AI agents

Staylonger lists fully furnished homes for stays of 30 nights or more across Australia, with weekly and monthly pricing shown up front. This page is for agents and the people building them: how to search and price stays by API, what the site publishes for machines, and the rules that apply. Everything here is read-only. Bookings are made on the website by the guest.

## MCP connector

The server address. Paste it wherever your assistant asks for a custom connector or a remote MCP server; there is no key.

```
https://staylonger.com.au/mcp
```

### Connect Claude

Open Settings, then Connectors, choose Add custom connector, paste the address and leave authentication off. The Staylonger tools then appear in any chat, and Claude searches, checks availability and quotes a stay for you; booking is a link back here.

### Connect other assistants

Any assistant that accepts a remote MCP server over Streamable HTTP takes the same address, with no key and no extra settings. If it asks for a transport, choose HTTP; if it asks for SSE only, it is an older client and will not connect.

### For agents reading this page

Streamable HTTP, stateless, POST only, no authentication: one POST per call and no initialize handshake first. The answer comes back as a single server-sent message event, or as a JSON body for a client that asks for the 2026-07-28 protocol revision. It serves the 2026-07-28 protocol revision and still answers the 2025-era `initialize` handshake, so any current client connects. The handshake is optional:

```
curl -s https://staylonger.com.au/mcp \
  -H 'content-type: application/json' \
  -H 'accept: application/json, text/event-stream' \
  -d '{"jsonrpc":"2.0","id":1,"method":"initialize","params":{"protocolVersion":"2025-11-25","capabilities":{},"clientInfo":{"name":"my-agent","version":"1"}}}'
```

A legacy-era response streams as a single server-sent `message` event; a 2026-07-28 request gets a JSON body. Tool results are JSON in a text content block. A problem the agent can act on, such as a place that does not resolve, comes back as a tool error rather than a protocol error. Every tool has a worked call under Tools.

The server card at [`/mcp/server-card`](https://staylonger.com.au/mcp/server-card) describes the server before you connect: its registry name, version, endpoint and the protocol revisions it speaks, per the MCP Server Card extension (SEP-2127). `/.well-known/ai-catalog.json` links to it, which is where MCP clients doing domain discovery look.

## Tools

Read-only tools for finding furnished extended-stay rentals (30 nights or more) across Australia on Staylonger. Resolve a place with search\_locations when a name is ambiguous, search with search\_properties, then use the property id from the results with get\_property\_details, check\_property\_availability and get\_property\_quote. Every result links to the property page; bookings are made there, not through these tools.

| Tool | What it does |
| --- | --- |
| search\_properties | Search Staylonger extended-stay rental properties in Australia by location, dates, guest count and bedrooms. Returns up to 10 matching listings with pricing, the property id for the other tools, and a link to each property page. |
| search\_locations | Look up Australian suburbs, cities or postcodes by free-text query. Use this to confirm a location name before searching properties. |
| get\_property\_details | Get full details for a Staylonger property by id: description, bedrooms/bathrooms, guest capacity, price, amenities, reviews and the property page URL. |
| check\_property\_availability | Check which days of a month are available to book for a Staylonger property, with the nightly price and minimum stay on each. Defaults to the current month. |
| get\_property\_quote | Get a priced quote for a Staylonger property for a specific date range and guest count, with a link to book those dates. |

### search\_properties

```
curl -s https://staylonger.com.au/mcp \
  -H 'content-type: application/json' \
  -H 'accept: application/json, text/event-stream' \
  -d '{"jsonrpc":"2.0","id":2,"method":"tools/call","params":{"name":"search_properties","arguments":{"location":"Melbourne","checkIn":"2026-12-01","checkOut":"2026-12-31","guests":2}}}'
```

### search\_locations

```
curl -s https://staylonger.com.au/mcp \
  -H 'content-type: application/json' \
  -H 'accept: application/json, text/event-stream' \
  -d '{"jsonrpc":"2.0","id":3,"method":"tools/call","params":{"name":"search_locations","arguments":{"query":"South Yarra"}}}'
```

### get\_property\_details

```
curl -s https://staylonger.com.au/mcp \
  -H 'content-type: application/json' \
  -H 'accept: application/json, text/event-stream' \
  -d '{"jsonrpc":"2.0","id":4,"method":"tools/call","params":{"name":"get_property_details","arguments":{"propertyId":5}}}'
```

### check\_property\_availability

```
curl -s https://staylonger.com.au/mcp \
  -H 'content-type: application/json' \
  -H 'accept: application/json, text/event-stream' \
  -d '{"jsonrpc":"2.0","id":5,"method":"tools/call","params":{"name":"check_property_availability","arguments":{"propertyId":5,"year":2026,"month":12}}}'
```

### get\_property\_quote

```
curl -s https://staylonger.com.au/mcp \
  -H 'content-type: application/json' \
  -H 'accept: application/json, text/event-stream' \
  -d '{"jsonrpc":"2.0","id":6,"method":"tools/call","params":{"name":"get_property_quote","arguments":{"propertyId":5,"checkIn":"2026-12-01","checkOut":"2026-12-31","adults":2}}}'
```

Every tool is read-only and idempotent, and says so in its annotations. Dates are `YYYY-MM-DD`. Search returns at most ten listings around a metro-scale radius of the place given; narrow by dates, guests and bedrooms rather than paging. Each listing carries its property page URL and the id the other tools take. A quote carries a link that opens the booking step with the property, dates and guests already filled in.

## In-page tools (WebMCP)

An agent driving a browser gets the same tools on the pages themselves through [WebMCP](https://webmachinelearning.github.io/webmcp/), registered with `navigator.modelContext`. The site-wide tools are on every page; the property tools appear on a property page and describe the property on screen, so they take no id.

| Tool | What it does |
| --- | --- |
| search\_properties | Find extended-stay rentals by location, dates, guests and bedrooms. |
| search\_locations | Resolve a free-text place name to an Australian suburb, city or postcode. |
| get\_property\_details | Full details of the property currently on screen. |
| check\_property\_availability | Which days of a month the property on screen can be booked. |
| get\_property\_quote | Priced quote for the property on screen, for a date range and guest count. |
| open\_stay\_search | Open the search results page for a place, dates and guest count. Declarative: the browser builds it from the search form. |

## Content for agents

What the site publishes for machines, each at a stable URL on this origin.

- [llms.txt](https://staylonger.com.au/llms.txt) `/llms.txt`. The concise site index: what Staylonger is, the URL grammar, the main pages and every location hub with its listing count.
- [llms-full.txt](https://staylonger.com.au/llms-full.txt) `/llms-full.txt`. The full content digest: every page title and description, both FAQ sets verbatim, the legal and guide outlines, the whole hub tree, and a link to every property's Markdown version.
- [ARD manifest](https://staylonger.com.au/.well-known/ard.json) `/.well-known/ard.json`. Agentic Resource Discovery manifest listing the in-page WebMCP tools and the MCP server card, with representative queries. Also served at /.well-known/ai-catalog.json, where MCP clients look for it.
- [MCP server card](https://staylonger.com.au/mcp/server-card) `/mcp/server-card`. The MCP server's card (SEP-2127): its registry name, version, endpoint and the protocol revisions it speaks, readable before connecting.
- [MCP server](https://staylonger.com.au/mcp) `/mcp`. Remote Model Context Protocol endpoint, Streamable HTTP, no auth, with the read-only tools search\_properties, search\_locations, get\_property\_details, check\_property\_availability, get\_property\_quote. A plain GET returns a JSON hint on how to connect.
- [Sitemap index](https://staylonger.com.au/sitemap.xml) `/sitemap.xml`. Fans out to the pages sitemap (static pages and every location hub), its Markdown counterpart, the property sitemap (the canonical URL of every listed property) and the property Markdown sitemap (each property's Markdown version).
- [Property Markdown sitemap](https://staylonger.com.au/sitemaps/property-markdown.xml) `/sitemaps/property-markdown.xml`. The URL of every listed property's Markdown version ({property URL}.md), with the listing content, pricing and the next 90 nights of availability. Reads the whole inventory without rendering a page.
- [Pages Markdown sitemap](https://staylonger.com.au/sitemaps/pages-markdown.xml) `/sitemaps/pages-markdown.xml`. The Markdown version of every page in the pages sitemap: the home page (/index.md), the location hubs with their listings, the FAQs, guides and policies.
- [robots.txt](https://staylonger.com.au/robots.txt) `/robots.txt`. Crawl rules and content signals. Search, AI input and AI training are all permitted. The internal API and the booking steps are disallowed; the MCP endpoint is open to agents.

## URL conventions

Listings are browsed through location hubs built from each property's geocoded address. Link to these, not to search result URLs. The state segment is one of `nsw, vic, qld, wa, sa, tas, act, nt`. Any other first segment is a 404.

| Pattern | Meaning |
| --- | --- |
| /search?location= | A place in words. It resolves to the nearest match and redirects to the site's own URL for that point; place= and q= work the same way. A place the site cannot find returns no results and says so. For example `/search?location=St+Kilda`. |
| /{state} | State hub. The state is one of nsw, vic, qld, wa, sa, tas, act, nt. Lists the cities with stock. For example `/vic`. |
| /{state}/{city} | City hub. Lists suburbs and listings. For example `/vic/melbourne`. |
| /{state}/{city}/{suburb} | Suburb hub. For example `/vic/melbourne/south-yarra`. |
| /{state}/{city}/{suburb}/{id} | A property page. The id is the one the tools return. /property/{id} also resolves but redirects here. For example `/vic/melbourne/south-yarra/1693`. |
| /{state}/{city}/{suburb}/{id}.md | The property page as Markdown: the listing content, pricing and the next 90 nights of availability. For example `/vic/melbourne/south-yarra/1693.md`. |
| {page}.md | Any other page as Markdown: the home page is /index.md, and every hub, FAQ, guide and policy takes .md on its own URL. Links inside point at the other pages' Markdown. For example `/vic/melbourne.md`. |
| ?checkin=&checkout=&adults=&children= | A stay, on a property page or /search. Dates are YYYY-MM-DD; checkin with nights works in place of checkout. guests, checkIn/checkOut and check\_in/check\_out are also accepted, and redirects keep them. For example `?checkin=YYYY-MM-DD&checkout=YYYY-MM-DD&adults=2`. |

## Limits and rules

- Stays are 30 nights or more and in Australia only. Search results show weekly and monthly rates. The total for a stay is quoted once the dates and guests are set and the property is available on those terms, on the property page or through the get\_property\_quote tool. A quote is the authoritative total for a stay.
- The connector runs at most 8 tool calls at once. Past that it answers 503 with a Retry-After header; wait and retry rather than fanning out.
- Bookings, guest sign-in and cancellation are not available to agents. Hand the guest the booking link from a quote.
- Ava, the on-site AI property finder, is not reachable by agents.
- Prices and availability are live data; do not cache a quote beyond the conversation it was fetched for. The tool list may be cached for an hour.
- Attribute listings to Staylonger and link to the property page. The platform is operated by Staylonger Pty Ltd; see the [terms](https://staylonger.com.au/terms.md) and [privacy policy](https://staylonger.com.au/privacy.md).
- Questions or a connector that misbehaves: [contact us](https://staylonger.com.au/contact.md).
