— Check in is after 3 pm and checkout is before 10 am, please contact us in advance if you would like an earlier check in or later checkout as this may incur a charge — This is a strictly no smoking property, any evidence of smoking found in the home may result in a 500 dollar fine — Strictly no parties or events — Not suitable for children or infants — Pets are allowed up to 10kg, please contact us for approval before booking and include your request on the reservation form, a pet fee of 110 dollars per stay applies to cover extra cleaning and disinfection, and pets are not permitted on the furniture — Should you need the king bed in the first bedroom split into two single beds, please let us know upon booking so we can arrange this for you — Please let us know in advance about any extra guests or day visitors, this is required for liability purposes under the Short Term Legislation Act 2020 NSW — A maximum of six guests are permitted to stay overnight, with up to three day visitors allowed, no more than nine people are permitted on the property at any one time — Only guests included in the booking are permitted to stay, any additional visitors must be approved by us in writing prior to your stay — We ask for minimal noise in the common areas at all times, especially after 9 pm, and ask that guests avoid loitering out the front of the building or in shared spaces, out of respect for our neighbours — A valid ID and card details are required for a temporary pre authorisation, which is held as a security deposit for the duration of your stay — All guests are asked to review and accept our terms and conditions through the pre arrival check in form — Breaking any of our house rules may result in guests being asked to leave the property without a refund of any unused nights — Requests to change your booking dates can only be considered if your check in date is more than one month away, changes are subject to approval and a surcharge may apply — Cancellations made 30 days or less before check in are not eligible for a refund — Cancellations made within 7 days of booking receive a full refund, unless the check in date is 30 days or less away — Cancellations made after 7 days of booking receive a 50 percent refund of the accommodation fee plus the cleaning fee, unless the check in date is 30 days or less away — Cancellations made within 48 hours of check in are not eligible for a refund — This cancellation policy applies to bookings made directly with us, if you booked through a third party platform such as Airbnb or Vrbo, their cancellation policy will apply instead
