Our stunning Kirribilli apartment has just undergone renovations and is presented to the highest standard throughout. The brand-new kitchen features Miele and Westinghouse appliances and an integrated dishwasher, while internal laundry with an LG washing machine and dryer adds everyday convenience. The two large bedrooms both come with built-in robes and are dressed in fresh Egyptian cotton linens and towels, and the bathroom is stocked with organic shampoo, conditioner, and body wash. A large 55" TV with streaming connectivity (Netflix, Stan, YouTube, and more) lets you log into your own accounts and settle in for the evening, while the dedicated workspace offers what might just be the best work-from-home view in Sydney. Check-in / Check-out Check-in: after 3:00 pm Checkout: before 10:00 am Early check-in or late checkout may be possible on request and may incur a charge — please ask us first. Occupancy Maximum 4 guests may sleep at the property. Day visitors are permitted up to a maximum of 2 people. No more than 6 people total are permitted on the property at any given time. Only booked guests may stay overnight. Any additional visitors must be advised in writing prior to arrival and confirmed with us. General Conduct No smoking anywhere on the property, including common areas — this can set off building fire alarms and result in a fire brigade callout. Evidence of smoking in the apartment may result in a $500 fine. No parties or events of any kind. Please keep noise to a minimum in common areas, especially after 9pm, out of respect for neighbours. No loitering out the front of the building or in common areas. Umbrellas or covers of any kind are not permitted on the balcony, per strata rules. Pets No pets are allowed at this property. Security & Compliance All guests must review and accept our Terms and Conditions via the pre-arrival check-in form. A valid ID and card details are required for a temporary pre-authorisation, held as a security deposit for the stay. All guests must comply with the NSW Short Term Rental Accommodation Act 2020. Please advise us of any extra guests or day visitors for liability purposes. Breach of house rules may result in guests being asked to leave, with no refund of unused nightly rates. Changing Your Dates Date changes may only be considered if check-in is more than one month away. All changes are subject to approval and may incur a surcharge. Please contact us first before assuming a change can be made. Cancellation Policy (for bookings made directly with us — third-party platform bookings, e.g. Airbnb or VRBO, are governed by that platform's own cancellation policy) Bookings made within 30 days of check-in: no refund applicable. Cancel within 7 days of booking (and more than 30 days before check-in): full refund. Cancel after 7 days from booking (and more than 30 days before check-in): 50% refund of the accommodation fee, plus the cleaning fee. Cancel within 48 hours of check-in: no refund applicable.
