The harbour view shifts throughout the day, transforming from a bright, busy waterway in the morning to a glowing, postcard perfect scene once the sun goes down. From the comfort of the lounge, you can watch both the sunrise and sunset unfold directly over the Opera House, a rare and truly special way to start and end each day of your stay. Positioned just steps from Kirribilli Wharf, Kirribilli Avenue puts you in one of the best possible locations to explore everything Sydney has to offer, from ferry rides across the harbour to leisurely walks along the foreshore. Please note the stairs inside the apartment are narrow and steep, which may make the space unsuitable for children or guests with reduced mobility, and the home is also not suitable for children under 6 years old or infants. For your security, check in details are shared either the evening before or the morning of your arrival, and only one set of keys is issued per stay as we do not hold spares. Guests staying with us can also take advantage of a convenient airport pick up and drop off service, available exclusively to those booked into our homes, simply reach out to us for current rates and to arrange your transfer. Please also be aware that ongoing construction is currently taking place in the surrounding Kirribilli area, along with remedial works to the building's facade, which may create some noise between 7 am and 5 pm on weekdays and 8 am and 3 pm on Saturdays for a period of a few weeks. We recommend keeping doors and windows closed during this time to minimise dust. Beyond this temporary work, Kirribilli Avenue remains a truly special base for experiencing Sydney Harbour at its finest, day and night.

— Check in is after 3 pm and checkout is before 10 am, please contact us in advance if you would like an earlier check in or later checkout as this may incur a charge — This is a strictly no smoking property, any evidence of smoking found in the home may result in a 500 dollar fine — No pets are allowed — Strictly no parties or events — Not suitable for children under 6 years old or infants — Please let us know in advance about any extra guests or day visitors, this is required for liability purposes under the Short Term Legislation Act 2020 NSW — A maximum of four guests are permitted to stay overnight, with up to two day visitors allowed, no more than six people are permitted on the property at any one time — Only guests included in the booking are permitted to stay, any additional visitors must be approved by us in writing prior to your stay — We ask for minimal noise in the common areas at all times, especially after 9 pm, and ask that guests avoid loitering out the front of the building or in shared spaces, out of respect for our neighbours — A valid ID and card details are required for a temporary pre authorisation, which is held as a security deposit for the duration of your stay — All guests are asked to review and accept our terms and conditions through the pre arrival check in form — Breaking any of our house rules may result in guests being asked to leave the property without a refund of any unused nights — Requests to change your booking dates can only be considered if your check in date is more than one month away, changes are subject to approval and a surcharge may apply — Cancellations made 30 days or less before check in are not eligible for a refund — Cancellations made within 7 days of booking receive a full refund, unless the check in date is 30 days or less away — Cancellations made after 7 days of booking receive a 50 percent refund of the accommodation fee plus the cleaning fee, unless the check in date is 30 days or less away — Cancellations made within 48 hours of check in are not eligible for a refund — This cancellation policy applies to bookings made directly with us, if you booked through a third party platform such as Airbnb or Vrbo, their cancellation policy will apply instead
