— Check in is after 3 pm and checkout is before 10 am, please contact us in advance if you would like an earlier check in or later checkout as this may incur a charge — This is a strictly no smoking property, any evidence of smoking found in the home may result in a 500 dollar fine — No pets are allowed — Children under the age of 8 cannot be accommodated for safety reasons around the property — Strictly no parties or events — Strictly no schoolies bookings — Please let us know the reason for your booking so we can help provide the best possible experience — A maximum of eight guests are permitted to stay overnight, with up to four day visitors allowed, no more than twelve people are permitted on the property at any one time — Only guests included in the booking are permitted to stay, any additional visitors must be approved by us in writing prior to your stay — Please let us know in advance about any extra guests or day visitors, this is required for liability purposes under the Short Term Legislation Act 2020 NSW — The property features a spa that does not heat or have jets, it is unfenced and should be used with care and at your own risk, by booking you agree to indemnify us and the property owner against any misuse leading to injury or death — Children aged 8 and above must be monitored at all times around the spa, and the booking holder agrees to indemnify us and the property owner against any misuse leading to injury or death — We ask for minimal noise at all times, especially after 9 pm, out of respect for our neighbours, and ask that guests avoid loitering in or around the property — A valid ID and card details are required for a temporary pre authorisation, which is held as a security deposit for the duration of your stay — All guests are asked to review and accept our terms and conditions through the pre arrival check in form — Breaking any of our house rules may result in guests being asked to leave the property without a refund of any unused nights — Requests to change your booking dates can only be considered if your check in date is more than one month away, changes are subject to approval and a surcharge may apply — Cancellations made 30 days or less before check in are not eligible for a refund — Cancellations made within 7 days of booking receive a full refund, unless the check in date is 30 days or less away — Cancellations made after 7 days of booking receive a 50 percent refund of the accommodation fee plus the cleaning fee, unless the check in date is 30 days or less away — Cancellations made within 48 hours of check in are not eligible for a refund — This cancellation policy applies to bookings made directly with us, if you booked through a third party platform such as Airbnb or Vrbo, their cancellation policy will apply instead
