The fully equipped stainless steel kitchen flows seamlessly into the living area, ideal for cooking and gathering as a group, while the cosy living room offers a large smart TV perfect for settling in with your favourite shows. Every bed features luxurious, natural fibre bedding of five star hotel quality, and your stay includes fresh towels and bath towels. A washing machine and dryer are also provided, so laundry is never an issue during your stay. Guests can enjoy free unlimited wifi throughout the home, along with air conditioning on the top floor, ceiling fans in the living room and master bedroom, and portable heaters for cooler months, please note the fireplaces are for display only and cannot be used. — Check in is after 3 pm and checkout is before 10 am, please contact us in advance if you would like an earlier check in or later checkout as this may incur a charge — This is a strictly no smoking property, any evidence of smoking found in the home may result in a 500 dollar fine — No pets are allowed — Strictly no parties or events, Bucks or Bachelor parties are not accepted without our prior approval — Please let us know in advance about any extra guests or day visitors, this is required for liability purposes under the Short Term Legislation Act 2020 NSW — A maximum of five guests are permitted to stay overnight, with up to two day visitors allowed, no more than seven people are permitted on the property at any one time — Only guests included in the booking are permitted to stay, any additional visitors must be approved by us in writing prior to your stay — We ask for minimal noise at all times, especially after 9 pm, out of respect for our neighbours, and ask that guests avoid loitering in or around the property — A valid ID and card details are required for a temporary pre authorisation, which is held as a security deposit for the duration of your stay — All guests are asked to review and accept our terms and conditions through the pre arrival check in form — Breaking any of our house rules may result in guests being asked to leave the property without a refund of any unused nights — Requests to change your booking dates can only be considered if your check in date is more than one month away, changes are subject to approval and a surcharge may apply — Cancellations made 30 days or less before check in are not eligible for a refund — Cancellations made within 7 days of booking receive a full refund, unless the check in date is 30 days or less away — Cancellations made after 7 days of booking receive a 50 percent refund of the accommodation fee plus the cleaning fee, unless the check in date is 30 days or less away — Cancellations made within 48 hours of check in are not eligible for a refund — This cancellation policy applies to bookings made directly with us, if you booked through a third party platform such as Airbnb or Vrbo, their cancellation policy will apply instead
