As part of these essential repairs, the building’s air conditioning systems will be temporarily unavailable. Works are expected to commence between 10:00 AM and 3:00 PM. Should your unit stop functioning, please follow the steps in your house manual. Thank you for your understanding. You are staying in a friendly and peaceful neighbourhood and we kindly ask you to respect the community and your surrounding neighbours. The following strict House Rules apply: - No loud noise between 10 pm and 8 am - No parties or antisocial behaviour - No additional people are to access the property without our prior approval - Pets are allowed in the property with approval - No smoking is allowed at any times - If you break something, please let us know - To help protect all floor coverings do not wear any shoes inside the property - Recreational Guidelines needs to be followed by-law 23 which you find in House Manual - “Drying laundry, towels, or other items on balconies is strictly prohibited as per the building’s by-laws. Guests are requested to use the internal drying facilities provided within the apartment.” SMOKING IS STRICTLEY PROHIBITED The property is strictly non-smoking in all areas, including terraces, courtyards, car parks, and all enclosed common areas. Smoking is not permitted: Within 10 meters of the outdoor pool, tennis court, BBQ area, and playground Within 4 meters of any pedestrian access point to the building Smoking is only permitted in the designated smoking area located across from the Club House. Non-compliance may result in enforcement action, including breach notices and penalties as per community by-laws. ----------------------------------------------------------------------------------------------------------- Building Management has issued an important notice regarding waste disposal at the property, Dumping or disposal of rubbish in common garden areas or any part of the property is strictly prohibited. All waste must be disposed of using the designated waste and recycling facilities provided within the building. Improper disposal of rubbish may result in additional cleaning or maintenance costs, which could be recovered from the responsible individual. Guests are asked to respect common property areas and ensure they are kept clean, safe, and presentable. ----------------------------------------------------------------------------------------------------------- Please be aware that excessive noise such as amplified music, vocals or screaming or anti-social behavior in the property or common areas can cause neighbours to complain to us, the Building Manager, Council Rangers or Police. IMPORTANT: Any breach of the House Rules may lead to a $500 fine plus compensation for any cost/damage created and immediate eviction of the property. Finally, when checking out, we kindly ask you for the following: - Please leave all beds unmade - Please clean up your dishes and put them away - In case you have rearranged furniture, please put it back to the original location - Please take out the rubbish and remember to use the right bins - Please ensure all appliances, A/C and lights are off and doors and windows are closed
