This is a private room in a shared home. The kitchen, living areas and some bathrooms are shared with other guests, so a few of these rules are about looking after each other.
1. No Smoking
Smoking is strictly prohibited anywhere on the property, indoors or out. A $300 AUD charge applies for any evidence of smoking. If smoking activates a fire alarm and Fire and Rescue attends, we will recover the call-out charge from you, up to $2,500 AUD.
2. No Parties or Events
Parties, events and gatherings are not permitted. Any party or event will result in immediate eviction with no refund.
3. Quiet Hours
Please observe quiet hours between 8:00 pm and 8:00 am. In a shared home this matters more than anywhere — please be considerate in hallways and shared areas at all times, not only at night.
4. Shared Areas
Please clean up after yourself in the kitchen, bathroom and living areas, and do not leave personal belongings in shared spaces. Other guests are living here too.
5. No Pets
We are unable to accommodate pets. Assistance animals are welcome in accordance with Australian law — please let us know before booking so we can prepare for your arrival.
6. Self Check-In
Check-in is self-service. Your access instructions will be sent the day before arrival, once guest verification is complete. Contact us any time if something does not work.
7. Lost Keys and Lockouts
A $300 AUD charge applies for a lost key or access device. If you need us to attend the property to let you in, a $350 AUD call-out charge applies.
8. Guests and Visitors
Only the guests named on the booking may stay in the room. Visitors are not permitted in the shared areas without our agreement in advance.
9. Care of the Property
Please handle fittings and fragile items with care, and tell us straight away if something is damaged. Nothing should be removed from the property.
10. Garbage
Please use the designated bins and help keep the shared bin area tidy.
11. Energy and Environment
Please help us conserve energy by switching off the air conditioning and lights when you go out, and by not running the air conditioning with windows or doors open.
12. Items Left Behind
A $50 AUD handling fee plus postage applies to any item left at the property that you would like returned.
13. No Drugs or Illegal Activity
The use or possession of illegal substances, and any form of prostitution, is strictly prohibited.
14. Longer Stays
For bookings of more than seven nights, the property manager will carry out a weekly inspection to keep the property in good condition.

By completing this reservation you agree to complete our guest verification portal, which includes signing our Short-Term Rental Agreement and providing a valid government-issued ID. Your check-in details are provided once verification is complete.

Cancellation Policy & Stay Variations
Minimum stay is 30 nights
Cancel more than 15 days before check-in — 50% refund of your Minimum Stay Fee.
Cancel less than 15 days before check-in — no refund applies to the Minimum Stay Fee.
After your minimum stay, vary your stay with 30 days notice. If a discount was applied based on your original booking length, the rate will be recalculated for the shorter stay and any difference is payable.
