Occupancy
Maximum 10 guests may sleep at the property.
Day visitors are permitted up to a maximum of 5 people.
No more than 15 people total are permitted on the property at any given time.
Only booked guests may stay overnight. Any additional visitors must be advised in writing prior to arrival and confirmed with us.
General Conduct
No smoking anywhere on the property. Evidence of smoking (ash, butts, odour) may result in a $500 fine.
No parties or events of any kind.
Please keep noise to a minimum, especially in the evenings, out of respect for neighbours.
Pets
Pets are welcome with prior approval — please contact us before booking.
Pets must weigh 10kg or under.
A pet fee of $110 per stay applies to cover additional cleaning and disinfection.
Pets are not permitted on any furniture or beds.
Pets must be on a leash at all times outdoors — there is protected wildlife in the area, so this is for their safety as much as everyone's enjoyment.
Security & Compliance
All guests must review and accept our Terms and Conditions via the pre-arrival check-in form.
A valid ID and card details are required for a temporary pre-authorisation, held as a security deposit for the stay.
All guests must comply with the NSW Short Term Rental Accommodation Act 2020. Please advise us of any extra guests or day visitors for liability purposes.
Breach of house rules may result in guests being asked to leave, with no refund of unused nightly rates.
Changing Your Dates
Date changes may only be considered if check-in is more than one month away.
All changes are subject to approval and may incur a surcharge.

Bookings made within 30 days of check-in: no refund applicable.
Cancel within 7 days of booking (and more than 30 days before check-in): full refund.
Cancel after 7 days from booking (and more than 30 days before check-in): 50% refund of the accommodation fee, plus the cleaning fee.
Cancel within 48 hours of check-in: no refund applicable.

Cancellation Policy & Stay Variations
Minimum stay is 30 nights
Cancel more than 15 days before check-in — 50% refund of your Minimum Stay Fee.
Cancel less than 15 days before check-in — no refund applies to the Minimum Stay Fee.
After your minimum stay, vary your stay with 30 days notice. If a discount was applied based on your original booking length, the rate will be recalculated for the shorter stay and any difference is payable.
