This is a spacious, light-filled home with contemporary interiors and modern appliances throughout, a private, cosy retreat that boasts uninterrupted views over the sprawling paddocks from almost every angle. Inside, the sleek kitchen leads seamlessly into the open-plan living area, which in turn flows out onto the outdoor space, creating a natural, easy connection between indoor comfort and the surrounding landscape. The bedrooms and bathrooms have been thoughtfully designed with a modern touch, offering plenty of room to relax and settle in for however long you're staying. Outside, the fire pit and BBQ set the scene for easy, unhurried evenings under wide Highlands skies, whether that's a quiet night in with a glass of wine or a relaxed dinner with the people you're travelling with. — Check-in after 3 pm — Checkout before 10 am — Early check-in or late checkout may be possible on request and may incur a charge, please ask us first — Maximum of 4 guests may sleep at the property — Day visitors are permitted up to a maximum of 2 people — No more than 6 people total are permitted on the property at any given time — Only booked guests may stay overnight, any additional visitors must be advised in writing prior to arrival and confirmed with us — No smoking anywhere on the property, evidence of smoking including ash, butts or odour may result in a $500 fine — No parties or events of any kind — Please keep noise to a minimum, especially after 9pm, out of respect for neighbours, no loitering outside the property — Pets are welcome with prior approval, please contact us before booking — A pet fee of $110 per stay applies to cover additional cleaning and disinfection — Pets must be kept off the furniture — Pets must remain within the confines of the cottage courtyard and are not to be taken off-leash past the fence into the paddock, this is a working nursery with resident dogs on site — All guests must review and accept our Terms and Conditions via the pre-arrival check-in form — A valid ID and card details are required for a temporary pre-authorisation, held as a security deposit for the stay — All guests must comply with the NSW Short Term Rental Accommodation Act 2020, please advise us of any extra guests or day visitors for liability purposes — Breach of house rules may result in guests being asked to leave, with no refund of unused nightly rates — Date changes may only be considered if check-in is more than one month away — All date changes are subject to approval and may incur a surcharge, please contact us first before assuming a change can be made — Bookings made within 30 days of check-in are not eligible for a refund — Cancel within 7 days of booking, and more than 30 days before check-in, for a full refund — Cancel after 7 days from booking, and more than 30 days before check-in, for a 50 percent refund of the accommodation fee plus the cleaning fee — Cancel within 48 hours of check-in and no refund is applicable
