— Check-in after 3 pm — Checkout before 10 am — Early check-in or late checkout may be possible on request and may incur a charge, please ask us first — Maximum of 4 guests may sleep at the property — Day visitors are permitted up to a maximum of 2 people — No more than 6 people total are permitted on the property at any given time — Only booked guests may stay overnight, any additional visitors must be advised in writing prior to arrival and confirmed with us — No smoking anywhere on the property, evidence of smoking including ash, butts or odour may result in a $500 fine — No parties or events of any kind — Please keep noise to a minimum, especially after 9pm, out of respect for neighbours, no loitering outside the property — Pets are welcome with prior approval, please contact us before booking — A pet fee of $110 per stay applies to cover additional cleaning and disinfection — Pets must be kept off the furniture — Pets must remain within the confines of the cottage courtyard and are not to be taken off-leash past the fence into the paddock, this is a working nursery with resident dogs on site — All guests must review and accept our Terms and Conditions via the pre-arrival check-in form — A valid ID and card details are required for a temporary pre-authorisation, held as a security deposit for the stay — All guests must comply with the NSW Short Term Rental Accommodation Act 2020, please advise us of any extra guests or day visitors for liability purposes — Breach of house rules may result in guests being asked to leave, with no refund of unused nightly rates — Date changes may only be considered if check-in is more than one month away — All date changes are subject to approval and may incur a surcharge, please contact us first before assuming a change can be made — Bookings made within 30 days of check-in are not eligible for a refund — Cancel within 7 days of booking, and more than 30 days before check-in, for a full refund — Cancel after 7 days from booking, and more than 30 days before check-in, for a 50 percent refund of the accommodation fee plus the cleaning fee — Cancel within 48 hours of check-in and no refund is applicable
