The Space
Stern Court exudes freshness and originality, designed to blend homeliness with cutting-edge industrial design. With free unlimited wifi spanning the entire house, the home features a king master bedroom, three queen bedrooms, and two sofa beds, making it a flexible choice for friends, weddings, corporate stays, or extended family gatherings.
The fully equipped stainless steel kitchen seamlessly connects with the living area, catering easily to a full house. Step out onto the terrace, with two separate seating areas where you can bask in the afternoon sun or showcase your BBQ skills at the outdoor kitchen. For entertainment, take your pick from the basketball court, gym area, games room with pool table, or private hot tub — and when it's time to wind down, the home cinema offers recliners for three and a couch for three more, alongside a giant TV, surround sound, and a PlayStation for guests who want to game the night away. Guests can also access the Murrays Beach community pool during their stay.
Every bed is dressed in luxurious mattresses and natural fibre bedding resembling 5-star hotel quality linen, with fresh towels included throughout your stay. A washer and dryer are on hand for laundry needs.
Please note that this home strictly enforces a no-party policy, and Bucks or Hens parties are not accepted without prior approval. While Stern Court is an excellent choice for families and groups attending weddings or reunions, it is not suitable for events like a Bucks weekend.

Occupancy
Maximum 10 guests may sleep at the property (additional sofa bed available on request for $140 per bed — please advise at time of booking).
Day visitors are permitted up to a maximum of 6 people.
No more than 16 people total are permitted on the property at any given time.
Only booked guests may stay overnight. Any additional visitors must be advised in writing prior to arrival and confirmed with us.
General Conduct
No smoking anywhere on the property. Evidence of smoking (ash, butts, odour) may result in a $500 fine.
No parties or events of any kind. Bucks or Hens parties are not accepted without prior approval, and this property is not suited to Bucks weekends.
Please keep noise to a minimum, especially after 9pm, out of respect for neighbours. No loitering outside the property.
Fire Pit & Fire Safety
Fires in the fire pit are permitted in winter only. A complete fire ban applies throughout summer, and fines will be issued to the current occupant for any violation.
Pets
Pets are welcome with prior approval — please contact us before booking.
A pet fee of $110 per stay applies to cover additional cleaning and disinfection.
Pets must be kept off the furniture.
Security & Compliance
All guests must review and accept our Terms and Conditions via the pre-arrival check-in form.
A valid ID and card details are required for a temporary pre-authorisation, held as a security deposit for the stay.
All guests must comply with the NSW Short Term Rental Accommodation Act 2020. Please advise us of any extra guests or day visitors for liability purposes.
Breach of house rules may result in guests being asked to leave, with no refund of unused nightly rates.
Changing Your Dates
Date changes may only be considered if check-in is more than one month away.
All changes are subject to approval and may incur a surcharge.

Cancellation Policy & Stay Variations
Minimum stay is 30 nights
Cancel more than 15 days before check-in — 50% refund of your Minimum Stay Fee.
Cancel less than 15 days before check-in — no refund applies to the Minimum Stay Fee.
After your minimum stay, vary your stay with 30 days notice. If a discount was applied based on your original booking length, the rate will be recalculated for the shorter stay and any difference is payable.
