Occupancy Maximum 10 guests may sleep at the property (additional sofa bed available on request for $140 per bed — please advise at time of booking). Day visitors are permitted up to a maximum of 6 people. No more than 16 people total are permitted on the property at any given time. Only booked guests may stay overnight. Any additional visitors must be advised in writing prior to arrival and confirmed with us. General Conduct No smoking anywhere on the property. Evidence of smoking (ash, butts, odour) may result in a $500 fine. No parties or events of any kind. Bucks or Hens parties are not accepted without prior approval, and this property is not suited to Bucks weekends. Please keep noise to a minimum, especially after 9pm, out of respect for neighbours. No loitering outside the property. Fire Pit & Fire Safety Fires in the fire pit are permitted in winter only. A complete fire ban applies throughout summer, and fines will be issued to the current occupant for any violation. Pets Pets are welcome with prior approval — please contact us before booking. A pet fee of $110 per stay applies to cover additional cleaning and disinfection. Pets must be kept off the furniture. Security & Compliance All guests must review and accept our Terms and Conditions via the pre-arrival check-in form. A valid ID and card details are required for a temporary pre-authorisation, held as a security deposit for the stay. All guests must comply with the NSW Short Term Rental Accommodation Act 2020. Please advise us of any extra guests or day visitors for liability purposes. Breach of house rules may result in guests being asked to leave, with no refund of unused nightly rates. Changing Your Dates Date changes may only be considered if check-in is more than one month away. All changes are subject to approval and may incur a surcharge. Please contact us first before assuming a change can be made. Cancellation Policy (for bookings made directly with us — third-party platform bookings, e.g. Airbnb or VRBO, are governed by that platform's own cancellation policy) Bookings made within 30 days of check-in: no refund applicable. Cancel within 7 days of booking (and more than 30 days before check-in): full refund. Cancel after 7 days from booking (and more than 30 days before check-in): 50% refund, minus the cleaning fee. Cancel within 48 hours of check-in: no refund applicable.
