Iona Avenue is a comfortable, low-maintenance home base for stays of a month or more. It's just a 5-minute walk from Highton Village, with its supermarkets, fresh food market, butcher, bakeries, pharmacies, cafes and restaurants. Geelong CBD and the waterfront are a 10-minute drive away. The property suits professionals on contract, healthcare workers, visiting academics, relocating couples, and anyone needing a quiet, well-connected place to settle in.

The Space  
This listing is for one private King Suite in a shared property of six suites. You'll be allocated a suite on arrival, with private use of your suite and shared access to the common areas.

Each suite comfortably sleeps two. It has a King bed with quality linen, a bedside table, a built-in wardrobe for unpacking properly, and a Smart TV connected to free WiFi for streaming and free-to-air channels. Most suites also have a lounge chair. Your own kitchenette has a bar fridge, microwave, kettle and sink, so everyday meals and snacks are easy. The ensuite has a walk-in shower, vanity and toilet. At the end of the room, sheer curtains open onto your private balcony, which has seating and views over Highton. Split-system air conditioning keeps the suite comfortable in every season.

For proper home cooking, the shared kitchen has an electric stove, dishwasher, air fryer and large fridge. There's a breakfast bar and a six-seater dining table, plus a shared washing machine for keeping up with laundry on longer stays. Wide hallways let guests come and go without disturbing each other.

Professional cleaning, laundered linen, quality amenities, 7-day guest support and a digital guidebook with local recommendations are all included.

Guest Access  
The property has digital locks. You'll receive your unique access codes and arrival details before check-in. There's free on-street and off-street parking, plus two carport spaces available on a first-come, first-served basis. Please note the property is spread over two levels with stair access.

Iona Avenue sits on the corner of Iona Ave and Roslyn Rd, close to everything you need for daily life:

Geelong CBD is a 10-minute drive, with Eastern Beach, the Botanic Gardens, Westfield, GMHBA Stadium and plenty of dining and entertainment.

Getting Around  
A bus stop on Roslyn Rd is a 3-minute walk away. Route 42 runs between Deakin University Waurn Ponds and Geelong Station, which is about a 20-minute bus ride, and from Geelong Station V/Line trains run to Melbourne and Warrnambool. Ubers and taxis are readily available. The Spirit of Tasmania Geelong terminal is 15 minutes away, Avalon Airport 30 minutes and Melbourne Airport about an hour.

## House rules

The basics: No pets. No smoking. No parties or events. Suitable for children and infants. The main guest must be 18 or over.

Payment: A 25% deposit secures your booking. The balance is due 28 days before arrival, and you can't check in until it's paid.

Cancellations: You get a full refund if you cancel within 24 hours of booking, or more than 28 days before arrival. Refunds after that 24-hour window carry a 10% admin fee. Cancellations within 28 days of arrival are non-refundable.

During your stay:

Keep noise to a respectful level. Noise monitors track sound levels only and don't record conversations.  
Don't exceed the listed guest numbers, bring caravans, or sublet the property.  
We may inspect the property between 9am and 5pm with 2 hours' notice.

Guests under 25: A security deposit of $1,000 or $100 per person (whichever is greater) is required before check-in. It's refunded within 14 days of checkout.

Issues: Let us know straight away so we can fix it. For urgent issues like lost power, access problems or safety concerns, please call us. Complaints raised only after checkout aren't eligible for refunds.

Before you leave:

Leave the property reasonably clean.  
Wash the dishes or run the dishwasher, and put rubbish in the correct bins.  
Turn off lights and appliances, lock up, and take all your belongings.

Damage: Please report any breakages. Damage, extra cleaning or lost keys may be charged after your stay, and we'll send photo evidence with any charge.
