Ann Street is a bright, contemporary apartment for stays of a month or more in the heart of Brisbane's CBD, with panoramic city skyline views through expansive windows. Brisbane Central Station is just 300m away, a bus stop is 20m from the door, and Queen Street Mall, Roma Street Parkland, Howard Smith Wharf and the Museum of Brisbane are all close by. With two bedrooms, two bathrooms, secure parking and a building pool and gym, it's ideal for professionals on extended contracts in the city, colleagues sharing a longer stay, and couples relocating to Brisbane.

The Apartment  
The modern kitchen flows into the dining area and cosy living space, all overlooking the private undercover balcony with al fresco dining. The living area has a four-seater recliner couch and a Smart TV with free-to-air channels and streaming apps. The kitchen is fully equipped with a gas cooktop, utensils and cutlery, and the dining area seats four, with countertop seating for two more.

There are two polished, sophisticated bedrooms and two bathrooms. Towels, a hairdryer and travel essentials are provided, and the laundry has a washing machine and dryer.

Ducted air conditioning provides heating and cooling throughout, and WiFi is available. Professional hotel-style linen, with a three-sheet setup, is provided, and a small welcome pack helps you settle in.

Building Facilities  
Guests have access to the building's swimming pool, gym and BBQ area.

Guest Access & Parking  
You'll have the entire apartment. Keys are collected from an off-site location about 400m from the property, available 24/7, with full details sent 3 days before check-in. No stairs are required to reach the apartment, but it isn't wheelchair accessible. A secure car park fits one large car.

Additional rules: You are staying in a friendly and peaceful neighbourhood and we kindly ask you to respect the community and your surrounding neighbours. The following strict House Rules apply:

\- No loud noise between 10 pm and 8 am  
\- No parties or antisocial behaviour  
\- No additional people are to access the property without our prior approval  
\- No pets are allowed in the property  
\- No smoking is allowed at any times  
\- If you break something, please let us know  
\- To help protect all floor coverings, do not wear any shoes inside the property

Please be aware that excessive noise such as amplified music, vocals or screaming or anti-social behaviour in the property or common areas can cause neighbours to complain to us, the Building Manager, Council Rangers or Police.

IMPORTANT:  
\- Any breach of the House Rules may lead to a $500 fine plus compensation for any cost/damage created and immediate eviction of the property without refund.

Finally, when checking out, we kindly ask you for the following:

\- Please leave all beds unmade  
\- Please clean up your dishes and put them away  
\- In case you have rearranged furniture, please put it back to the original location  
\- Please take out the rubbish and remember to use the right bins. Small bags can be disposed of down the rubbish chute in the hall, and a recycling bin is located at the entrance to the car park.  
\- Please ensure all appliances, A/C and lights are off and doors and windows are closed.  
\- Please check your accommodation thoroughly before departing to avoid any unintentional items left behind.

We are not liable for any items left behind after your stay. In the rare event that a guest reports a missing item, we will make every effort to locate it for you, but we cannot guarantee its retrieval. If the item is found, we will gladly assist in arranging its return to an address within Australia, subject to postage and service fees.

## Cancellation Policy & Stay Variations

- Minimum stay is **30 nights**
- Cancel **more than 15 days** before check-in — 50% refund of your Minimum Stay Fee.
- Cancel **less than 15 days** before check-in — no refund applies to the Minimum Stay Fee.
- After your minimum stay, vary your stay with **30 days notice**. If a discount was applied based on your original booking length, the rate will be recalculated for the shorter stay and any difference is payable.
