Parkland Boulevard is a sophisticated, light-filled apartment for stays of a month or more in a prime Brisbane CBD location. It's moments from Roma Street Parkland and The Enchanted Garden, Wickham Park, the Museum of Brisbane, and plenty of cafés, bars and restaurants, with Roma Street Station just 500m away. With two bedrooms, two bathrooms, a dedicated study and a large balcony with panoramic city views, it's ideal for professionals on extended contracts in the city, colleagues sharing a longer stay, and couples relocating to Brisbane.

The Apartment  
The airy open-plan layout has contemporary furnishings and plenty of natural light. The living room has a four-seater couch and a Smart TV with free-to-air channels and streaming apps (log in with your own accounts). The sleek kitchen has an oven, a gas cooktop, utensils and cutlery, and the dining area seats six, overlooking the balcony.

The spacious private balcony has a BBQ and al fresco dining with panoramic city skyline views.

There are two comfortable bedrooms, a dedicated study area for working from home, and two polished bathrooms. Towels, a hairdryer and travel essentials are provided, and the laundry has a washer and dryer.

Split-system air conditioning provides heating and cooling throughout, with a ceiling fan in the living area and wall fans in the bedrooms. WiFi is available. Professional hotel-style linen, with a three-sheet setup, is provided, and a small welcome pack helps you settle in.

Building Facilities  
Guests have access to the building's indoor pool, gym and common BBQ area, on the ground floor and level 1.

You'll have the entire apartment. Keys are collected from an off-site location about 1km from the property, available 24/7, with full details sent 3 days before check-in. A car park space fits one large vehicle.

Additional rules: You are staying in a friendly and peaceful neighbourhood and we kindly ask you to respect the community and your surrounding neighbours. The following strict House Rules apply:  
\- No loud noise between 10 pm and 8 am  
\- No parties or antisocial behaviour  
\- No additional people are to access the property without our prior approval  
\- No pets are allowed in the property without approval  
\- No smoking is allowed at any times  
\- If you break something, please let us know  
\- To help protect all floor coverings, do not wear any shoes inside the property

Please be aware that excessive noise such as amplified music, vocals or screaming or anti-social behaviour in the property or common areas can cause neighbours to complain to us, the Building Manager, Council Rangers or Police.

IMPORTANT:  
\- Any breach of the House Rules may lead to a $500 fine plus compensation for any cost/damage created and immediate eviction of the property without refund.  
\- Pets are available on request unless the property states it is pet friendly. Any stays with pets will incur an additional cleaning fee of $200.

Finally, when checking out, we kindly ask you for the following:  
\- Please leave all beds unmade  
\- Please clean up your dishes and put them away  
\- In case you have rearranged furniture, please put it back to the original location  
\- Please take out the rubbish and remember to use the right bins  
\- Please ensure all appliances, A/C and lights are off and doors and windows are closed.  
\- Please check your accommodation thoroughly before departing to avoid any unintentional items left behind.

We are not liable for any items left behind after your stay. In the rare event that a guest reports a missing item, we will make every effort to locate it for you, but we cannot guarantee its retrieval. If the item is found, we will gladly assist in arranging its return to an address within Australia, subject to postage and service fees.

## Cancellation Policy & Stay Variations

- Cancel **more than 15 days** before check-in — 50% refund of your Minimum Stay Fee.
- Cancel **less than 15 days** before check-in — no refund applies to the Minimum Stay Fee.
- After your minimum stay, vary your stay with **30 days notice**. If a discount was applied based on your original booking length, the rate will be recalculated for the shorter stay and any difference is payable.
