It's a great choice for a business trip or for enjoying the delights of the city.

The apartment is light and bright, with airy crossflow and windows in every room. The living room has a powerful air conditioner that cools the entire apartment — perfect for summer. The master bedroom overlooks Springfield Park and features a quality queen-sized bed fitted with luxurious linen, along with beautiful floor-to-ceiling glass doors that bring the outside in. A large wardrobe suits the executive traveller or family, and a ceiling fan helps with cross-ventilation on hot summer nights.

The kitchen is fully equipped if you wish to cook, or you can simply step outside to some of the best dining and bars Sydney has to offer. For breakfast, "Room 10" — three buildings up, on the left of the laneway — comes highly recommended, or head down to Rushcutters Bay Park (a 5-minute walk) where Black Bay Cafe does a fabulous breakfast special.

The bathroom is modern and well equipped, with towels, bathmats, hand towels, and organic natural products provided for your stay. You're right in the heart of the best that Potts Point and Sydney have to offer — café culture, dining, bars, and village shopping, with the Harbour and Opera House close by and an easy 15-minute walk to the city centre.

The apartment is situated in an art deco building on the second floor and does not have a lift. The open-plan living space is equipped with a smart TV and wifi, giving you everything you need for a comfortable stay in Sydney. Street parking is limited (1 hour free) or ticketed, but you're just steps from major transport, with Kings Cross Station only 300 metres away — enough to get you almost anywhere in Sydney.

Occupancy

Maximum 4 guests may sleep at the property.  
Day visitors are permitted up to a maximum of 2 people.  
No more than 6 people total are permitted on the property at any given time.  
Only booked guests may stay overnight. Any additional visitors must be advised in writing prior to arrival and confirmed with us.

General Conduct

No smoking anywhere on the property. Evidence of smoking (ash, butts, odour) may result in a $500 fine.  
No parties or events of any kind.  
Please keep noise to a minimum in common areas, especially after 9pm, out of respect for neighbours. No loitering out the front of the building or in common areas.

Pets

No pets are allowed at this property.

Security & Compliance

All guests must review and accept our Terms and Conditions via the pre-arrival check-in form.  
A valid ID and card details are required for a temporary pre-authorisation, held as a security deposit for the stay.  
All guests must comply with the NSW Short Term Rental Accommodation Act 2020. Please advise us of any extra guests or day visitors for liability purposes.  
Breach of house rules may result in guests being asked to leave, with no refund of unused nightly rates.

Changing Your Dates

Date changes may only be considered if check-in is more than one month away.  
All changes are subject to approval and may incur a surcharge.  
Please contact us first before assuming a change can be made.

Cancellation Policy (for bookings made directly with us — third-party platform bookings, e.g. Airbnb or VRBO, are governed by that platform's own cancellation policy)

Bookings made within 30 days of check-in: no refund applicable.  
Cancel within 7 days of booking (and more than 30 days before check-in): full refund.  
Cancel after 7 days from booking (and more than 30 days before check-in): 50% refund of the accommodation fee, plus the cleaning fee.
