The fully equipped stainless steel kitchen flows into the open plan living area, designed for group dining and socialising, while the cosy living room offers a large smart TV perfect for movie nights or catching up on your favourite shows. Every bed features supportive mattresses and luxurious natural fibre bedding of five star hotel quality, with fresh towels included for your stay.

Guests can enjoy free unlimited wifi throughout the home, along with portable heaters provided for cooler days, please note the fireplaces are for display only and cannot be used. There are also steep stairs within the home, so we do ask all guests to take care when moving around.

## House rules

— Check in is after 3 pm and checkout is before 10 am, please contact us in advance if you would like an earlier check in or later checkout as this may incur a charge  
— This is a strictly no smoking property, any evidence of smoking found in the home may result in a 500 dollar fine  
— Strictly no parties or events, Bucks or Bachelor parties are not accepted without our prior approval  
— Pets are allowed, please contact us for approval before booking and include your request on the reservation form, a pet fee of 110 dollars per stay applies to cover extra cleaning and disinfection, and pets are not permitted on the furniture  
— Please let us know in advance about any extra guests or day visitors, this is required for liability purposes under the Short Term Legislation Act 2020 NSW  
— A maximum of ten guests are permitted to stay overnight, with up to five day visitors allowed, no more than fifteen people are permitted on the property at any one time  
— Only guests included in the booking are permitted to stay, any additional visitors must be approved by us in writing prior to your stay  
— We ask for minimal noise at all times, especially after 9 pm, out of respect for our neighbours, and ask that guests avoid loitering in or around the property  
— A valid ID and card details are required for a temporary pre authorisation, which is held as a security deposit for the duration of your stay  
— All guests are asked to review and accept our terms and conditions through the pre arrival check in form  
— Breaking any of our house rules may result in guests being asked to leave the property without a refund of any unused nights  
— Requests to change your booking dates can only be considered if your check in date is more than one month away, changes are subject to approval and a surcharge may apply  
— Cancellations made 30 days or less before check in are not eligible for a refund  
— Cancellations made within 7 days of booking receive a full refund, unless the check in date is 30 days or less away  
— Cancellations made after 7 days of booking receive a 50 percent refund of the accommodation fee plus the cleaning fee, unless the check in date is 30 days or less away  
— Cancellations made within 48 hours of check in are not eligible for a refund  
— This cancellation policy applies to bookings made directly with us, if you booked through a third party platform such as Airbnb or Vrbo, their cancellation policy will apply instead
