Winter here is all about the fire and the spa. Curl up beside the gas fireplace on a cool evening, or slip into the private in-ground jacuzzi, set to a perfect 38 degrees, comfortably fitting four. Turn on the bubbles with a simple voice command and settle in for an evening of stargazing, or let the rain fall around you while you soak. Afterwards, rinse off under the beautifully handcrafted, heated copper outdoor rain shower — one of the villa's quiet little luxuries.

Facing north with a wraparound terrace, Mount Scanzi Road is sunny and warm in winter, cool and shaded in summer, with real oak floors and a relaxed, non-fussy feel throughout. It's the kind of place where you wake up to kangaroos and wombats on the doorstep, just a five-minute drive from the village — close enough for convenience, far enough to feel like a proper escape.

The large, well-equipped modern kitchen is made for entertaining, easily hosting a dinner party for four, with fresh coffee ready at the press of a button each morning. Early check-in or late checkout may be possible on request and may incur a charge — please ask us first.

Occupancy

Maximum 4 guests may sleep at the property.  
Day visitors are permitted up to a maximum of 2 people.  
No more than 6 people total are permitted on the property at any given time.  
Only booked guests may stay overnight. Any additional visitors must be advised in writing prior to arrival and confirmed with us.

General Conduct

No smoking anywhere on the property. Evidence of smoking (ash, butts, odour) may result in a $500 fine.  
No parties or events of any kind.  
Please keep noise to a minimum, especially after 9pm, out of respect for neighbours. No loitering outside the property.

Pets

Pets are welcome with prior approval — please contact us before booking.  
Pets must weigh 10kg or under.  
A pet fee of $110 per stay applies to cover additional cleaning and disinfection.  
Pets are not permitted on any furniture or beds.  
Pets must be on a leash at all times outdoors and are strictly not permitted on the golf course, for their safety and the protection of local wildlife.  
Complaints about off-leash pets may result in a fine or being asked to leave the resort.

Security & Compliance

All guests must review and accept our Terms and Conditions via the pre-arrival check-in form.  
A valid ID and card details are required for a temporary pre-authorisation, held as a security deposit for the stay.  
All guests must comply with the NSW Short Term Rental Accommodation Act 2020. Please advise us of any extra guests or day visitors for liability purposes.  
Breach of house rules may result in guests being asked to leave, with no refund of unused nightly rates.

Changing Your Dates

Date changes may only be considered if check-in is more than one month away.  
All changes are subject to approval and may incur a surcharge.

Cancellation Policy (for bookings made directly with us — third-party platform bookings, e.g. Airbnb or VRBO, are governed by that platform's own cancellation policy)

Bookings made within 30 days of check-in: no refund applicable.
