Early check-in or late checkout may be possible on request and may incur a charge — please ask us first.

Occupancy

Maximum 10 guests may sleep at the property (sofa bed available on request for $140 — please advise at time of booking).  
Day visitors are permitted up to a maximum of 5 people.  
No more than 15 people total are permitted on the property at any given time.  
Only booked guests may stay overnight. Any additional visitors must be advised in writing prior to arrival and confirmed with us.

General Conduct

No smoking anywhere on the property. Evidence of smoking (ash, butts, odour) may result in a $500 fine.  
No parties or events of any kind.  
Please be mindful of noise and music at all times — it should not be audible to neighbouring properties. A noise monitor is installed on the outside balcony, and complaints from surrounding residents may be escalated to us or the Police. This can result in eviction from the property, loss of your bond, or additional charges.

Pool Rule

Strictly no glassware in or around the pool. Plastic wine glasses and cups are provided for your enjoyment poolside.

Pets

No pets are allowed at this property.

Security & Compliance

All guests must review and accept our Terms and Conditions via the pre-arrival check-in form.  
A valid ID and card details are required for a temporary pre-authorisation, held as a security deposit for the stay.  
All guests must comply with the NSW Short Term Rental Accommodation Act 2020. Please advise us of any extra guests or day visitors for liability purposes.  
Breach of house rules may result in guests being asked to leave, with no refund of unused nightly rates.

Changing Your Dates

Date changes may only be considered if check-in is more than one month away.  
All changes are subject to approval and may incur a surcharge.  
Please contact us first before assuming a change can be made.

Cancellation Policy (for bookings made directly with us — third-party platform bookings, e.g. Airbnb or VRBO, are governed by that platform's own cancellation policy)

Bookings made within 30 days of check-in: no refund applicable.  
Cancel within 7 days of booking (and more than 30 days before check-in): full refund.  
Cancel after 7 days from booking (and more than 30 days before check-in): 50% refund of the accommodation fee, plus the cleaning fee.  
Cancel within 48 hours of check-in: no refund applicable.
