Ocean Views is a very spacious upstairs apartment, with a large outdoor balcony to relax and enjoy the panoramic views across the bay.

The house is split into 2 seperate self contained apartments (one upstairs and the other on the ground floor) as seperate listings  
This upstairs apartment has 3 bedrooms, sleeping a total of 7 people. You will enjoy ocean views from the master bedroom, which also has an ensuite bathroom and access to the balcony. There is also a spacious queen bedroom and a tri-bunk bedroom. The large open-plan kitchen, living, and dining area opens out onto a spacious balcony, the ideal spot to relax and take in those uninterrupted ocean views.

## House rules

Other Things to Note:  
No More Than 7 Guests (7 people are permitted to stay at Ocean View on the Esplanade unless agreed to in advance by the owners. Guests Must Not byo any additional mattresses or bedding. All guests must be declared at the time of booking and any extra guests will be asked to leave the property and/or will forfeit their deposit bond.  
No Parties or Events: As we are situated in a quiet residential neighbourhood, we ask that you please be respectful of our neighbours and ensure that there is no outdoor noise after 10 pm, we request no music or outdoor entertaining after this time. Sound travels easily to our immediate neighbours and as such, please be aware of noise levels at all times of the day. Should there be ongoing noise disruption, our security company will be called to the property. If they deem the noise levels from the street disruptive to excessive it will result in a security call out fee of $500 and possible eviction.  
Please note: No booking will be accepted from any party under the age of 25. No Schoolies  
Linen, Towels and Cleaning services provided and covered by the listed cleaning fee  
Parking – driveway parking  garage not available  
Pets – not allowed  
Security Bond (Refundable Deposit) of $1000.00 is required for each stay and is in addition to the booking charge. The guest is liable for the full cost of any breakages, missing items or damage caused to or within the property during their stay, even if it exceeds the bond amount.  
Smoking on the property both indoors and within the grounds is strictly prohibited. Any residual odours or evidence of smoking will incur an additional cleaning fee of $500.  Please restrict smoking to a distance from the property and dispose of any cigarette buts appropriately away from the property.  
As this home is being offered as a short-term rental, we kindly ask our guests to familiarise themselves with the short-term rental code of conduct, in particular part 2.5 which refers to the rights and obligations of the guest. This will help ensure your stay is enjoyed without interruption.

## Cancellation Policy & Stay Variations

- Cancel **more than 15 days** before check-in — 50% refund of your Minimum Stay Fee.
- Cancel **less than 15 days** before check-in — no refund applies to the Minimum Stay Fee.
- After your minimum stay, vary your stay with **30 days notice**. If a discount was applied based on your original booking length, the rate will be recalculated for the shorter stay and any difference is payable.
