— As per the Short Term Rental Legislation Act 2020 NSW, all guests are required to obey these rules; for extra guests or day visitors, the owners must be informed for liability purposes  
— To comply with local regulations, guests are asked to review and accept the booking terms and conditions in the pre-arrival check-in form, and a valid ID and card details are required for a temporary pre-authorisation held as a security deposit for the duration of the stay  
— This is a no-party property, with no parties or events of any sort allowed; the maximum number of guests permitted to sleep at the property is six, with day visitors allowed up to three people, and no more than nine people on the property at any given time  
— Only guests staying at the property are permitted to be present; additional visitors must be advised in writing prior to the stay and written permission received  
— This is a strictly no-smoking property; if cleaners find any cigarette ash, butts, or smell of cigarettes in the home, a $500 fine may be issued  
— This is a domestic residence in a neighbourhood with close neighbours, so loitering or loud noise outside or inside the premises is not permitted, with minimal noise requested, especially after 9pm  
— The property is pet friendly; guests must contact the owners for approval of pets before booking and include the request in the reservation form, with a pet fee of $110 per stay to cover the cost of extra cleaning and disinfection; pets should not be allowed on the furniture  
— By booking this home, guests automatically agree to all applicable STRA terms and conditions, and breaking any house rules may result in being asked to leave with no refund of unused nightly rates  
— Check-in is after 3pm and check-out is before 10am; an earlier check-in or later check-out may be requested in advance, though a charge may apply  
— Requests to change booking dates may only be accommodated if check-in is more than one month away, are subject to approval, and a surcharge may apply  
— Cancellation policy: no refund if booked within 30 days or less of check-in; a full refund is available if cancelled within 7 days of booking, unless the booking was made within 30 days or less of check-in; cancelling after 7 days from booking allows a 50% refund of the accommodation fee plus the cleaning fee, unless booked within 30 days or less of check-in; no refund applies if cancelled within 48 hours of check-in
